Obsidian Financial Services, Inc is seeking experienced and non-experienced licensed loan officers, full-time or part-time, with no minimum closings required. We are the fastest growing lender in the mortgage industry. We allow our loan officers the ability to structure a file that best suits the customer and allows the loan officer to maximize their compensation.
Compensation is another reason why we have been so successful. Our motto is "What you see is What you get" If you price a loan at 103.5, your loan compensation will be 3.5. As a lender, you can achieve a higher compensation scale as opposed to using our broker channel. Sometimes people broker and Obsidian has proprietary agreements with companies such as Quicken, Plaza and many others. Our proprietary non-delegated channel with these lenders gives us the edge on the mega brokers. You will have the ability to make 3.75 compensation. We do not charge fees such as UW, Processing, Admin and QC fees with this special agreement no other Lender has. Working with Obsidian the Opportunities Include:
Work as Broker/Lender:
Compensation up to 3% - 5% (Non-QM) or better.
Over 100 lenders to work with.
Close your loan in 10 working days in some cases.
In-house UW/Closing (FULL EAGLE).
DPA, Construction/Perm, 203k with 5% compensation.
You are assigned a FREE mentor/AE to help structure your loans and close faster.
Credit scores as low as 500 on some programs.
FHA/VA/USDA Fully Delegated approved.
Compensation/Payouts/Fees
Can go either 1099 or W2.
Trade Name and DBA approved.
Payouts within 2 weeks.
Checking Accounts setup for Branches
Make money recruiting others.

General Function

Essential Duties And Responsibilities
• Develop referral contacts (realtors, builders, professional and personal contacts).
• Maintain knowledge of Fifth Third Mortgage Company's policies and procedures.
• Maintain knowledge of available loan products, processing procedures, and underwriting and general departmental guidelines.
• Follow defined protocol for escalation exceptions.
• Take applicant applications by completing Fannie Mae form 1003 on the laptop.
• Utilize the laptop for communication and access of daily rates, applicant credit reports, Loan Prospector responses and transmitting the loan to LOMAS.
• Collect appropriate documentation from each applicant and deliver loan package in the time frames set by management.

• Knowledge of conventional and/or government lending guidelines.
• Knowledge of residential mortgage processing, underwriting, and closing procedures.
• Knowledge of federal lending regulations governing real estate lending.
• Must have at least 2 years of mortgage lending experience.
• Must have an established local book of referral sources.
• Must have existing mortgage sales of $1 million per month.

Castle Rock Capital Funding was founded by career loan officers with the dual purpose of helping loan officers grow their practice while creating a place where customers want to do business. We currently seek Florida NMLS Licensed MLOs that truly want to be proud of where they hang their license. We want MLOs that are professional, take serving the customer seriously, treat others with respect and dignity, are responsive, and truly want to grow with our organization. A few points that are important to understand - Castle Rock is a platform for you to build your practice. Your compensation is based 100% on your production. Although work is remote, we are only seeking Florida-based LOs. Also, you must currently have an active Florida NMLS license. ALTHOUGH THIS IS A REMOTE POSITION, WE ARE ONLY LOOKING FOR FLORIDA-BASED MLOS. We are only currently licensed in Florida.
Our onboarding process is different. We look for MLOs that blend with our culture rather than only seeking the top producers. Sure, there are minimum production goals to help us offset the cost of the significant resources we provide our MLOs, but we want you to be truly happy with Castle Rock and our minimum production requirements are relatively low in comparison with other brokers. If there isn’t a fit, that’s OK, but this isn’t a large national brokerage where you hang your license and become only a number.
Here’s what we provide our MLOs:
RESOURCES: We use Arive as our LOS (if you are not familiar with it, Arive is spelled correctly) and we provide this to all MLOs. Our use of a Transaction Manager to free up the MLO is also quite unique. This unique and tremendous tool frees the MLO to do what they do best…drive business in the door by relieving them of the administrative tasks that make it hard to scale up their practice.
OUR PROCESS: We want our MLOs to thrive and do more business. Most MLOs we’ve spoken to end up so bogged down in paperwork that they can’t scale their practices up. That’s why we’ve added the role of Transaction Manager to the team. Once the MLO originates the loan, the MLS licensed Transaction Manager steps in to gather documents from the customer, get the loan submitting for underwriting, get the loan over to processing, and then they monitor the deal to ensure an on-time and smooth closing. On most deals, the MLO touches each deal very little once the customer says “yes”. This allows the MLO more time to originate more business and spend more time with family and friends. After your first 3 deals with us, the use of the TM is optional and there is a small charge to your payout upon closing for the use of the TM, but our process allows you to make more money with less stress so you can grow your practice and do the things you love to do. Use of the TM is not required after the first 3 deals, but it truly is a way to break through that plateau that holds most MLOs back.
OUR PRODUCT PHILOSOPHY: If you are looking for a broker with 100 lenders to choose from, you’ve come to the wrong place. We will add lenders to the stable if it makes sense, but we believe building deep relationships with fewer lenders is far superior to setting up 100 lenders only to use a handful. Processors and TMs can’t be expected to master the portals of 100 different lenders and we’ve found that lenders are more responsive to those brokerages that actually send them business as opposed to brokerages that might send only 1 deal each year. We offer the best lenders in many different categories. We’re well known for excelling with real estate investor and self-employed borrower loans, which gives you a good way to set yourself apart when approaching referral sources. We are very open to adding more lenders to the stable of lenders, but we want to make sure they are lenders that we will truly want a relationship with.
TEAM BUILDING: We support and encourage you to grow your practice by building a team. You as a team lead enjoy an override of members of your team. It’s a great way for you to build a practice while getting support from your broker.
Our splits are among the best in the industry. It is your own practice using our platform as support. Comp is 100% production based.
